Real Estate Photography in Schaumburg, IL
Schaumburg is a fast market that is hard to photograph well, and those two things are related.
Redfin tracked 309 homes sold in the month through August 2026 at a median of $372,753, up 9.6% from a year earlier. Homes drew about four offers each, 48.2% closed above list, and the median still took 46 days to get there. Redfin scores the town 74 out of 100 for competitiveness.
Read those together and you get the actual problem. Nearly half of Schaumburg beats asking, so buyers are deciding fast off a phone. But the median listing still sits a month and a half. The gap between those two outcomes is usually not price. It is whether the first three images gave a buyer anything to react to.
That is harder here than in most towns, because a large share of Schaumburg's inventory is condos and townhomes built between the mid-seventies and the early nineties, and in the MLS they all read the same.
We're Ogi Optics. We're based in Mount Prospect, about twenty minutes from most of Schaumburg, and we shoot listing photography, drone, floor plans and cinematic video across Chicagoland. Here's what we've learned shooting Schaumburg specifically, and what it costs. The full service list is on our real estate services page.
THE CONDO PROBLEM, AND WHY PHOTOS CARRY IT
Pull up a Schaumburg condo in the MLS and you get something like: one bedroom, one bath, 892 square feet, built 1985, third floor. Every field accurate. Together they describe a unit that sounds identical to a dozen others on the market that week.
We shot exactly that listing on Kristin Circle. Two of the best things about it had no field to live in.
The first was that the interior had been fully renovated: white cabinets, butcher block counters, stainless appliances, hardwood floors, a bathroom updated to match. Nothing in the structured data says that. "Built 1985" actively works against it.
The second was the balcony. Third floor, facing north over a pond with a walking path around it and mature trees on the far bank. There is no MLS field for "looks at water."
That is what the photo set is for. Not to duplicate the data, but to carry everything the data cannot hold. In a town where the structured fields make half the inventory look interchangeable, the photos are the only thing a buyer has to go on before deciding whether to tap.
Practically, that means a Schaumburg condo set is not just rooms. It is the view out the window, the balcony, the common areas the buyer gets access to, the water if there is water, and the specific finishes that contradict the build year.
WOODFIELD, THE OFFICE CORRIDOR AND RELOCATION BUYERS
Schaumburg has an unusual share of buyers who will never walk the house before deciding whether to fly in for it.
The office corridor around Woodfield draws corporate relocations, and a relocating buyer shops entirely remotely for the first few weeks. They are not driving past for a second look. They shortlist from photos, and a listing that photographs ambiguously simply does not make the shortlist.
For those listings we shoot wider and more completely than a local-buyer set would need. More context frames, more of how rooms connect, and drone for how the property sits relative to the corridor and the expressways. A remote buyer cannot build the mental map by driving the block, so the photo set has to build it for them.
THE METRA STATION AND THE WESTERN SUBDIVISIONS
Schaumburg's Metra stop sits at 2000 S Springinsguth Road on the Milwaukee District West line, 26.5 miles from Union Station, next to Wintrust Field where the Boomers play.
For anything within a reasonable walk of it, the commute is part of the product and worth showing. Drone earns its place here specifically: one frame can put the house, the street and the station in the same picture, which is a claim no amount of listing copy makes as quickly.
The subdivisions around it run heavily to split-levels, ranches and two-stories from the seventies and eighties on mature, well-treed lots. Mature trees are a selling feature and a photographic problem at the same time. Heavy canopy throws dappled shade across a front elevation and makes a well-kept house look blotchy. The fix is timing, not retouching. We shoot those exteriors when the light is even rather than when it is bright.
PONDS, RETENTION WATER AND BUSSE WOODS
A lot of Schaumburg development is built around retention ponds and open water, and an unusual number of units back onto something worth looking at. Busse Woods sits on the eastern edge.
If a listing has water, green space or a trail behind it, that is frequently the single most valuable thing about it and the easiest thing to under-shoot. A window photographed at the wrong exposure turns the view into a white rectangle, which tells a buyer nothing. Those frames get bracketed and blended so the glass keeps its view and the room still has detail.
LAND AND NEW CONSTRUCTION IN SCHAUMBURG
We also shoot vacant land and proposed builds in Schaumburg, which is a different job. Aerials that establish the parcel and its boundaries, context frames showing what is around it, and renderings composited onto the real site so a buyer can see the proposed home where it would actually stand.
Renderings are always labeled as renderings. A buyer should never have to work out which parts of a photo are real.
PACKAGES AND PRICING FOR SCHAUMBURG LISTINGS
Base — $200. 25 MLS-ready photos, 6 drone photos, floor plan.
Plus — $300. Everything in Base, plus a property walkthrough and a basic cinematic video.

Photos delivered within 24 hours, video within 48.
Drone is in all three. It is not an upsell, which matters more here than in most towns. A Schaumburg condo with a pond behind it is often sold by the one aerial frame that shows the water.
If you only need part of it, every individual service is priced on our cost page: photos, drone, video, twilight, virtual staging and floor plans, with no form to fill in.
TRAVEL AND LARGER PROPERTIES
We're based in Mount Prospect and shoot across Chicagoland. Anything within about 45 minutes has no travel fee, and Schaumburg is comfortably inside that. Past 45 minutes there's a travel fee depending on how far. Larger properties need more photos and more time on site, so those are quoted with the extra coverage included. Send us the address and we'll give you the number before anything is booked.
SCHAUMBURG REAL ESTATE PHOTOGRAPHY FAQ
How fast do you deliver photos and video?
Standard turnaround is 24 hours for photos and within 48 hours for video.
Do you shoot condos and townhomes differently than houses?
Yes, and in Schaumburg that matters more than usual. A condo set has to carry the view, the balcony, the common areas and the finishes that contradict the build year. The interior rooms on their own are the part that looks most like every other unit in the building.
Is drone included?
Six aerial photos come with every package, including the $200 Base.
Do I need to be there?
No. Most agents give us lockbox access and get the gallery the next morning.
What if the unit is still occupied?
Tell us before we arrive. We shoot around people, and anything with a name or an address on it, like mail, paperwork or prescriptions, stays out of the frame.
Do you shoot anywhere else nearby?
Yes. Hoffman Estates, Palatine, Elk Grove Village, Streamwood, Roselle, Arlington Heights, Mount Prospect and the rest of Chicagoland.
