Aerial view over Berwyn, IL bungalow rooftops with the BNSF Metra line and the Chicago skyline on the horizon

Berwyn has one of the densest collections of Chicago bungalows anywhere in the country. On a lot of these streets the house next door went up the same year, by the same builder, off a plan that was barely changed. That is the whole challenge of selling here. A buyer scrolling on a phone sees four brick bungalows with similar front steps and similar dormers, and picks which one to tour on almost nothing but the photos.

We are based in Mount Prospect and shoot listings throughout Berwyn and the rest of Chicagoland. Here is how we approach the town and what it costs.

Berwyn is a bungalow town, and that changes how you shoot it

The Central Berwyn Bungalow Historic District went on the National Register of Historic Places in August 2015. It covers 236 acres, roughly bounded by Cermak Road, Home Avenue, Ridgeland Avenue, Cuyler Avenue and 26th Street, and holds 1,358 contributing buildings, 1,109 of them brick Chicago bungalows. Most were built in the mid-1920s.

Shooting inside that density takes planning. The lots are narrow and the houses sit close together, so there is often nowhere to stand that gets a clean front exterior without the neighbor's porch in the frame. Ceilings are lower and rooms smaller than in newer listings, which punishes a lens that is too wide. Shoot a 1925 bungalow at 14mm from a corner and you get a living room that looks cavernous online and disappointing in person. That mismatch is how a listing collects showings and no offers.

What separates one Berwyn bungalow from the next is the detail work: original wood trim, built-ins, leaded and octagon windows, a tiled fireplace, a sunroom off the back, an expanded attic or a finished basement. Those are the frames worth the time, because they are the only things in the set the house across the street does not also have.

What two listings on Home Avenue showed us

Home Avenue runs along one edge of that historic district, and in October we shot two listings on it back to back for the Discover Berwyn team at Keller Williams ONEChicago.

3313 Home Avenue is a 1922 stucco bungalow a short walk from the Depot District, with four bedrooms, hardwood through the main level, a fireplace and a sunroom that opens onto the deck and a fenced yard. 1338 Home Avenue sits two and a half miles north near the Roosevelt corridor, a 1929 brick bungalow expanded into four bedrooms, three full baths and roughly 2,001 square feet, with a kitchen redone in 2022 and a basement running a bar, a kitchenette and a rec room.

Same street, same era, same architectural family, and they needed two different photo sets. The full set from that afternoon is here.

The drone earned its spot on 3313. From the yard it reads as a quiet residential side street and nothing more. Two hundred feet up you get the BNSF line, the grid of the neighborhood and the Chicago skyline on the horizon in a single frame, which answers the question almost every Berwyn buyer is actually asking before they ask anything else: how close am I to the city?

That is our test for an aerial: does it show something the ground photos cannot? In Berwyn the answer is usually yes, because proximity is the product and proximity is invisible from the driveway. We got the same result on a brick bungalow at 6710 Riverside Drive, where the ground set carried the interior and the aerial was what placed the house in the city. Six drone photos come with every package starting at Base, so there is no upcharge for finding out.

What the Berwyn market looks like right now

Over the three months ending September 2026, Redfin put the median sale price in Berwyn at $353,082, up 1.5% from the same period a year earlier, and $228 per square foot, up 12.9%. Homes sold in about 58 days, the same as last year. There were 104 homes sold in September against 106 the September before, and sale-to-list sat at 99.6%, down about half a point year over year. Redfin scores the city 61 out of 100, calls it somewhat competitive, and puts the average listing at two offers.

The wider market is tighter than that. Illinois REALTORS reported 7,326 homes sold across the nine-county Chicago metro in September 2026, down 3.5% from a year earlier, with 14,837 homes for sale, down 8.4%.

Put those side by side and the gap is the useful part. Metro inventory is down more than 8%, but Berwyn listings still take about two months and still close a hair under asking. Scarcity is not doing the selling here. A Berwyn seller competes against the other bungalows on the market, most of which look a great deal like theirs on a results page, and the photos are the comparison.

Packages and pricing for Berwyn listings

Pricing is the same in Berwyn as everywhere else we work, and it is published so nobody has to ask twice. Pricing goes by home size, and every package covers every room. For homes under 3,000 sq ft:

Base — $250. Full-coverage photos, 6 drone photos, a floor plan and a virtual twilight.

Social — $300. Everything in Base, plus a vertical walkthrough for Reels and TikTok.

Plus — $350. Everything in Social, plus a basic cinematic video and a second virtual twilight.

Pro — $500. Everything in Social, plus a pro cinematic video and a second virtual twilight.

Most Berwyn bungalows land under 3,000 sq ft, so Base covers a straightforward listing without moving up a tier. We point people toward Plus on the expanded house, the one with a finished basement doing real work, or anything where the block and the walk to the train sell harder than the kitchen. We wrote up the full breakdown of what real estate photography costs in the northwest suburbs if you want the detail, and every size and price is listed on our real estate services page.

Travel and larger properties

We're based in Mount Prospect and shoot across Chicagoland. Anything within about 45 minutes has no travel fee. Past that there's a travel fee depending on how far. Homes over 6,000 sq ft add $100 per extra 1,000 sq ft, and acreage is quoted. Send us the address and we'll give you the number before anything is booked.

Berwyn is about twenty miles southeast of Mount Prospect and sits inside that window on a normal morning, so there is no travel fee on a Berwyn listing.

Frequently asked questions about real estate photography in Berwyn

What parts of Berwyn do you cover? All of it, north and south of Cermak Road: the Central Berwyn bungalow district, the Depot District around the Metra station on Windsor Avenue, and the Roosevelt Road and Ogden Avenue corridors. We also shoot the near-west suburbs around it, including Riverside, North Riverside, Cicero, Forest Park and Oak Park.

How fast do you deliver photos and video? Standard turnaround is 24 hours for photos and within 48 hours for video.

Do drone photos make sense on a Berwyn bungalow? More often than people expect. The lots are small, so the aerial is not there to show off the yard. It shows the Metra line, the skyline and where the house sits in the grid, which is what a buyer moving out from the city is weighing. If the aerial does not add information we tell you and lean on the ground set instead.

How long does a shoot take? Most Berwyn bungalows take about an hour to an hour and a half on site. An expanded house with a finished basement and a sunroom takes longer, and video adds time. We plan the arrival around the light rather than the calendar, which on these blocks usually means later in the day than agents expect.

Book your Berwyn listing

A 1920s bungalow in the historic district, an expanded house near the Roosevelt corridor and a listing where the walk to the BNSF platform is the strongest thing the seller has all get shot differently. Nearby work worth a look: a 1918 house in Riverside with a mosaic floor, a few minutes down the road.
