Virtual staging and declutter

Furniture for the empty rooms. One price for the whole house.

Virtual staging isn’t priced per photo. It’s one flat fee for the whole shoot: $100 on most homes. AI declutter clears out what isn’t staying, for $50. Every edit is labeled, and you get the untouched original with it.

Staging, whole shoot: $100 under 3,000 sq ft, $150 large, $200 estate. Declutter: $50 / $75 / $100.

What it is

Empty rooms photograph small and cold. Virtual staging adds furniture to the photo so buyers can read the size of the room and picture living in it.

It isn’t priced per photo. One flat fee covers the whole shoot, so you can stage every empty room in the house for the same price as one. AI declutter is the same idea for lived-in homes: it clears counters, cords and personal items without anyone moving a thing.

Every staged or decluttered photo is labeled as an edit, and you get the untouched original with it. We don’t hide anything a buyer would want to know about.

What you get

  • Stage every empty room, or just one: same price
  • AI declutter for counters, cords and personal items
  • Every edited photo labeled as staged or edited
  • The untouched original comes with it
  • Added to any package

How it works

  1. 01

    Add it when you book

Pick staging, declutter or both as an add-on to any package.

  2. 02

We shoot the rooms as they are

Empty rooms are framed for furniture. Lived-in rooms are shot so the clutter can come out cleanly.

  3. 03

    We stage and clean up

Furniture sized to the room, a style that fits the house, and nothing that hides a wall, a window or a flaw.

  4. 04

    You get both versions

The staged or decluttered photo, labeled, plus the original.

Questions

Virtual staging: what people ask

Is it really one price for the whole house?

Yes. $100 stages every empty room on a home under 3,000 sq ft. Large homes are $150 and estate homes $200.

Is virtual staging allowed on the MLS?

Generally yes, as long as it’s disclosed. That’s why every staged photo is labeled and you get the untouched original to post alongside it. Check your MLS’s current rules.

What won’t you change?

Anything that misrepresents the house. No covering cracks, stains, water damage or anything a buyer would want to know about.

What does AI declutter remove?

Things that aren’t staying with the house: counter clutter, cords, personal items, shoes. Not furniture you’re selling with it, and not anything structural.
